The NuGrape BOD has adopted this policy as of May 2018 and is effective June 1, 2018.
The NuGrape roof structure, sub-surface, and surface are very delicate. Portions of the roof have little more than the ceiling joists and wooden slats below the foam and roof membrane. Once the roof membrane is penetrated, water can infiltrate the building and seep down to the living areas. For those reasons, NuGrape has instituted a strict policy to restrict who is permitted on the roof and to communicate the delicate nature of the roof to those who request access.
Residents are required to complete and submit an access form within ten (10) days and no less than two (2) days before the access is needed. If it is within two (2) days, contact the Board directly via text AND fill out the form below for tracking. Submitting the form will also send anonymous notice to third-floor owners of the potential disturbance so they can make arrangements for their pets or their appointments/meetings. If anyone accesses the roof without prior completion of the form, the related owner/resident is subject to a fine PLUS any damages to the roof.
Most common reasons to access the roof: air conditioning condenser maintenance, vent/duct cleaning, gutter cleaning.
As a condition of the request, you must provide the following pre-access warning to all persons who will access the roof “You are authorized to access the specified portion of the NuGrape roof for the specified date/time only. The roof surface is very thin and every footstep requires caution. Do not walk on bubbled surfaces; popped bubbles will cause the roof to leak and you and your company could be held liable for any damage you may cause. Walk on the provided walking pads and designated areas. Minimize the number of people on the roof – if not required to be on the roof, please stay on the roof deck!”
