Grounds-keeping Committee


Vision & Mission

To make NuGrape Lofts a high-quality and desirable property for owners, residents, and visitors by ensuring the grounds are well maintained.

2021 Annual Scope & Goals

The committee will…

  1. Review the outcome of the contracted services and/or projects provided (such as drain clearing, mowing, shrub maintenance) by landscape vendors after each visit. If remediation is required, provide feedback to the BOD. The BOD may delegate direct communication with the landscape vendor to the committee leader. This includes but is not limited to:
    • Validate after each visit by the landscape vendor that the west drain in the rear of the building is free of debris.  If not free of debris, provide feedback to the BOD. The BOD may delegate direct communication with the landscape vendor to the committee leader or designee.
  2. Provide input to the BOD (with at least two weeks advance notice) related to ad-hoc grounds-keeping work to be performed by the landscaping vendor (i.e. kudzu maintenance, weeds growing in beds and through pavement).  The BOD may delegate direct communication with the landscape vendor to the committee leader, however, spending for ad-hoc grounds-keeping must be approved in advance by the BOD before scheduling any work.
  3. Validate that the patios on the east-rear of the building are free of leaves and debris at least once weekly between October and April.  If not free of debris, contact owners assigned those limited common elements with remediation instructions.
  4. Perform tasks not specified for landscaper (i.e., fertilizing azaleas and other shrubs, trash pickup, watering planters, leaf removal on sidewalk across street).  This includes but is not limited to:
    • Discard “blown debris” and other trash which litters the Ralph McGill side of the property at least once per week.  
    • Empty the garbage can by the parking lot pedestrian gate. Check weekly.  Replace the bag when full.
    • Advise the BOD when the DogiPot bag dispenser requires changing.
    • Check the potted plants on the property for watering including:  the train dock, the front steps. Check every 1-3 days. Water as needed.
    • Check the lawn for dryness weekly. Water as needed.
    • Remove debris on the extended sidewalk space across Ralph McGill Blvd before 6/30.
    • Organize at least one “Hands-on NuGrape” exterior grounds-keeping effort before the end of 2019.  Mobilize owners/residents to participate in the event.
